Hidden leaks are the worst kind. Damp patches on a ceiling, mysterious water bills, a smell of mould you can't locate. The longer they go on, the more they damage — joists, plasterboard, electrics, and your home insurance excess.
We find leaks using thermal imaging cameras, acoustic listening equipment, and system pressure testing. No smashing through walls hoping. Once located, we fix it then and there if we can — and document everything for your insurance claim if you're making one.
How it works
Common questions
What if you can't find the leak?
Very rare with modern equipment, but if so, we charge only £55 (half the standard fee) for the time spent. We'll give you our honest read on next steps — sometimes it's a job for a damp specialist or insurance forensic.
Will my insurance cover this?
Trace and access cover (finding the leak) is included in most home insurance policies — typically £5,000-£10,000 worth. We give you full documentation to claim. The repair itself depends on your policy.
Can you fix it the same day?
Often yes, if it's accessible. Pipework under sinks, behind toilets, or in airing cupboards is usually 1-2 hours. Pipework under solid floors or behind tiles needs a return visit and full quote.
What about gas leaks?
If you smell gas, do not call us first. Leave the property and call the National Gas Emergency Service on 0800 111 999 — they come free. We handle water leaks.
