If you let out a property in England, Wales, or Scotland, you're legally required to have an annual gas safety check on every gas appliance and flue. The certificate (officially CP12) must be in date, given to tenants within 28 days, and renewed every 12 months.
Failure to comply isn't a small thing. Fines reach £6,000 per offence, plus possible imprisonment. Worse, if a tenant is harmed by a fault you'd have caught, the consequences are devastating.

Is a CP12 the same as a boiler service?
No. CP12 is a legal safety check. A service is more thorough maintenance. Both can be done in one visit if you'd like — the combined price is £150 (saves £14).
What's covered for £75?
Up to 2 appliances. Each additional appliance is £15 (e.g. boiler + hob + oven = £75 + £15 = £90).
What happens if it fails?
We document the failure and explain what's needed to fix it. We don't issue a CP12 until the issues are resolved. You're free to fix them with us or anyone else Gas Safe registered.
How quickly can I get one?
Often same-day if booked before 11am. Otherwise next-day. We know landlords usually need these in a hurry — we keep slots open for them.
Do tenants need to be present?
Not necessarily, but someone needs to let us in. Many landlords use a property manager or arrange tenant access in advance.
